Larger associations and multi-phase communities are quoted individually. There's no contract, so associations can leave at any time and take their data with them.

What a management company charges an association this size.
A management company's cost is people, so its price moves with how many homes it serves. Software doesn't work that way, which is why the fee is the same at twelve homes as it is at forty-eight.

You send
The recorded declaration, the bylaws, the plat, and your most recent financial statements. Email is fine.

We read them
Quorum, assessment dates, cure periods, hearing windows, architectural review deadlines, and vote allocation are entered from your documents, section by section.

You check it
Every rule is shown next to the section it came from, so the board can confirm it matches what was recorded before anything goes live.

You start
Lots, owners, and opening balances are loaded. Most associations are running within two weeks.
There is no separate setup fee. The board doesn't enter rules by hand, and nothing is copied from a template.
