Bounds

For self-managed homeowners associations

Your management company quit. You still have a budget to pass.

Bounds is the system of record for small associations running themselves: dues, documents, violations, and the deadlines your declaration imposes. Built for boards under fifty doors, because that's who nobody else builds for.

Why this exists

Small associations get left behind.

50

The door count where the math stops working.

Management companies price on labour, so below about fifty homes the fee stops covering the work. Associations that size get dropped, or quoted a rate they can't justify.

$4,600

What a small association can spend on management in a year.

For many boards that's most of what dues bring in, going to an outside firm instead of landscaping, insurance, and reserves.

0

How many people are left when they go.

No portal, no ledger, no document library. A spreadsheet, a shared inbox, and whatever the last treasurer remembered to hand over.

What you get

Every lot, at a glance

Balances, aging, and who can vote, on one screen. Dues assessed, payments recorded, and a ledger that reconciles, so the treasurer isn't rebuilding it in a spreadsheet every quarter.

PAID DUE DELINQUENT

Your governing documents, actually usable

The declaration, bylaws, plat, and every rule in them, searchable by section, in plain language, with the recorded text one click away. When a homeowner asks whether they can put up a fence, the answer takes ten seconds.

Declaration

§9.5

Fencing

ARC APPROVAL REQUIRED

A fence can go up in the rear yard only, no taller than six feet, in wood or black metal. The architectural committee has to approve the plan before work starts.

Enforcement that follows your own rules

Most declarations spell out exactly what a violation notice must contain and how long an owner has to respond. Bounds reads those requirements from your documents and won't let a fine be imposed until the process has actually been followed.

Notice of violation

2 REQUIREMENTS REMAINING

This notice cannot be sent until your declaration's requirements are met.

  • State the specific rule that was broken§11.2(a)
  • Give the owner thirty days to cure§11.3

Deadlines you didn't know you had

An architectural request nobody answers in thirty days may be automatically denied. An unpaid assessment becomes lien-eligible on a specific date. A budget has to be adopted before the assessment year begins. Bounds tracks all of it and tells you what's next.

How it's different

Set up from your declaration, not a template.

Every association's governing documents are different. Quorum might be thirty-five percent or a majority. An architectural committee's silence might mean approval, or denial. Late fees, cure periods, and hearing windows are all specific to what was recorded with your county.

Bounds is configured from your recorded documents, so the software enforces your rules rather than generic ones. That work happens during setup and it's included.
